Here are some of Dublin's most impressive empty houses

A report released by Dublin City Council has identified sites suitable for renovation.

A RECENT REPORT by the Department of the Environment identified more than 17,000 hectares of land available for residential development around the country.

In Dublin city, 298 hectares were identified, an area it is thought could be used for the development of 29,694 dwellings.

Many of the areas identified were derelict sites around the city.

Listed on the council’s Derelict Sites Register, many of these are situated in desirable residential areas.

Properties find themselves on the register after owners are notified and fail to carry out work to bring them into line with health and safety standards.

The council is able to impose an annual levy of 3% on the annual purchase price of the site as well as issue compulsory purchase orders against sites that appear on the register.

The most recent version of the register on Dublin City Council’s website has 44 properties listed. Many of these are situated in highly desirable residential areas.

Here are a few of the sites listed by the council: 

Merlyn Road, Dublin 4 

This house is in Dublin’s highly sought after Ballsbridge area. If brought back to its former glory it could expect to fetch a substantial asking price. Recent sales of property on the same street have seen prices range from €600,000 up to over €1 million.

James’s Street, Dublin 8

This former business premises is currently listed on the council’s register. The area is located close to the Guinness Storehouse and is just a short walk into town.

Harcourt Street, Dublin 2 

One of the city’s most prominent addresses, there are two side-by-side residences listed on the council’s register. The below photograph is taken from the rear of the unoccupied site. Harcourt Street is in the very heart of Dublin city, being only a short walk away from St Stephen’s Green.

This area of Ranelagh has seen its stock rise substantially in recent times. Similar houses on this street have recently sold for more than €500,000. The local area is known for a range of prominent schools and having a large number of public parks.

Harold’s Cross Road, Dublin 6 

Harold’s Cross is an area close to central Dublin that dates back more than 500 years. This property is located just a short walk away from the centre of the city and similar properties in the area have sold for around €400,000.
