Here are the latest property prices for Ashtown in 2018

THE NUMBERS SHOW that property prices in Ashtown are a tale of two neighbourhoods. analysis tracks average asking prices for Ashtown in two separate districts – the Dublin 7 end closer to town, and the Dublin 15 end slightly further along the Navan Road.

The D7 end of Ashtown has the highest average list price anywhere in the postcode, significantly more than its headline-grabbing neighbours in Stoneybatter and Phibsboro. The mean asking price is €463,236, up 13 per cent in the last year alone.

At the D15 end, meanwhile, the average price is a relatively affordable €271,691. This figure has also climbed more slowly recently, up by 6 per cent year-on-year.

The gap between the two can partially be explained by property size – the Navan Road end is home to many larger properties, while the area around Ashtown station has more apartment developments. But still the difference is striking.

During the Celtic Tiger, the Navan Road/D7 district hit a peak price of €586,924. Ashtown/D15 reached €397,868 in 2006.
