THE AVERAGE ASKING price of a property in Clondalkin is now just under €235,000, according to analysis from Daft.ie.

The figure of €234,143 – drawn from list prices compiled in the third quarter of 2017 – makes Clondalkin one of the capital’s most affordable areas.

List prices in Clondalkin are roughly 40% below the all-Dublin average of around €395,000. And just eight neighbourhoods of the 118 tracked by Daft.ie across Dublin city and county are cheaper on average. (The most affordable place in the capital is Park West / Fox and Geese, just east of Clondalkin.)

However, costs here are rising in line with the rest of the city. Since dipping to their lowest level of just over €140,000 in 2012, prices in the area have risen by almost 64% – roughly the same as the average increase across the capital.

They have a long way to go, though, before reaching their Celtic Tiger peak. The average price of a property in Clondalkin hit just over €356,000 in 2006.
