42-43 HENRY STREET in Dublin, which is currently home to the Evans store, has been put up for sale with a guide price of €18 million.

Selling agent Savills say the building is expected to attract “significant interest from both domestic and international investors”.

The building produces an annual rent of €864,459.

It is let in its entirety to Arcadia Group on a 35-year lease which expires in 2020.

The building comprises a four-storey over basement end terrace with around 961 square metres of floor space, making it one of the largest units on the street.

The ground, basement and first floors are currently in retail use, while the upper floors are utilised as office, storage and ancillary space accommodation. The property takes up 14.5 metres of frontage to Henry Street and 12 metres return onto Moore Street.

Kevin McMahon of Savills says the building is an attractive opportunity for investors.

“[The building] offers a unique opportunity for investors both domestic and international seeking to secure a high-profile retail asset with numerous asset management initiatives on one of Ireland’s premier retail streets.

“The retail sector of the Dublin market has witnessed a significant turnaround in recent years with jobs growth and retail sales resulting in occupier demand from top international brands such as Ann Summers, Victoria’s Secrets, Hugo Boss, COS and H&M’s brand ‘& Other Stories’.”
