28 LEESON PARK Avenue is probably one of the most expensive two-beds on the market right now.

Location-wise, this red brick, terraced home is nestled among some of the most sought after areas on the south side of Dublin City. Ranelagh, Donnybrook and Baggot Street are all short strolls away.

It’s on the market for €995,000.

With steps leading up to the front door, the home starts with a long hallway that has the lounge that leads to the dining room. The style is classic and neutral with many of the period features still intact, from marble fireplaces to ceiling roses.

This villa-style house has been extensively renovated over the years. For example, the floor at the garden level was lowered to increase the ceiling heights of both bedrooms.

The kitchen is the more modern part of the house and it grabs light from a French doors as well as the large roof window. This space has shaker style maple units for plenty of storage and hardwearing granite worktops.

The doors open onto a raised balcony that looks over the garden below. Garden and courtyard access is just down stairs from this balcony.

The first bedroom is a large double with French doors opening onto the private terrace of the front garden. Both bedrooms open onto a terrace, in fact – the second opens out on to the back.

While there are two bathrooms this floor, the en suite of the main bedroom could easily be converted into a third bedroom if needed.

The driveway to the back is shared and accesses the courtyard garden to the back, while the private terrace to the front is perfectly situated to take advantage of sunshine in both the morning and the evening.

The location, as well as the impeccable finishes inside and out, contribute to this home’s high price tag.

Whoever buys it could leave it as is and live very comfortably – although given its renovation journey to date, there’s no doubt further reconfiguring could be done.

28 Leeson Park Avenue, Ranelagh, Ranelagh, Dublin 6 is on the market for €995,000 through Bergins.
