This A-rated community is located just a five minute drive from Kilkenny city.

LOOKING TO SETTLE down in your dream home?

It’s hard to find the perfect place to put down roots as there are just so many boxes that need to be ticked. Size, price, location and amenities are all important characteristics to consider for every home you scope out.

The Cluain Glasan community in Kilkenny fits the bill perfectly for families and first-time buyers. Right on the doorstep of the gorgeous Kilkenny city, the collection of homes consists of modern and sleek family houses that are available today.

Cluain Glasan is brought to the market by Glenveagh, one of Ireland’s leading home builders. Demand has been high for this stunning community, with competitive prices starting from €300,000 for a two bed and €375,000 for a three bed.

For those looking to move into a well-established community, this is a fantastic chance to locate to the Marble City. The homes are situated just west of the River Nore beside a river walkway, with Kilkenny city a short five minute drive away.

Highly-knowledgeable local estate agent Fran Grincell of Fran Grincell properties praised the community’s amazing location.

Cluain Glasan is located within strolling distance of Kilkenny City Centre,” Fran said,

“It’s 100 meters from St. Canice’s Primary School and 200 meters from both Loreto college and the CBS Secondary Schools. Both St Luke’s General Hospital and Aut Even Hospital are also with walking distance,” he added.

Kilkenny has an amazing number of gorgeous attractions and you can enjoy easy access to Kilkenny Castle and its stunning grounds, St. Canice’s Cathedral and Round Tower, the Black Abbey and St Mary’s Medieval Mile Museum from your new base.

Kilkenny is also extremely well-connected, and is close to several major roads, including the N10 and the N77, meaning both Dublin, via the M9, and Portlaoise, via the M7, are easily reachable. Fancy a trip to the seaside? Blue Flag beaches in Wexford are close by, allowing you to tip your toes into the sea at your leisure.

All homes in Cluain Glasan are new builds and boast excellent energy efficiency credentials, with a minimum A-rating on the BER scale, thanks to high standards of insulation and air tightness. These modern homes are equipped with the latest technology, leading to high levels of comfort. This is down to the “quality and care of the Glenveagh construction team,” says Fran.

As with all Glenveagh builds, potential buyers will be supported with unrivalled service by helping to simplify the buying process, offering advice and supporting buyers every step of the way.

“Aesthetically, the Cluain Glasan Homes are attractive to view,” added Fran.

The use of a rustic brick and a nap plaster finish combined with oversized modern windows and doors combine to create a really attractive property. Wide footpaths and roads are a feature of Glenveagh communities and Cluain Glasan also benefits from this. The homes have large attic spaces and rear gardens, leaving you the future potential to ‘grow into’ your home by extending and a garden room or shed is always a welcome feature to a rear garden. Private parking with each home is another attractive feature,” he added.

Cluain Glasan is perfectly suited for first-time buyers as it qualifies for both the First Home Scheme and the Help To Buy Scheme.

Let’s take a three-bed property in Cluain Glasan (take a virtual tour here) as an example of how you can avail of both schemes together. The home purchase price is €375,000 and first-time buyers are required to have a deposit of 10% of the property value.

With the Help to Buy scheme, you can get a maximum of €30,000 towards your deposit, meaning the remaining deposit is only €7,500. This means the total mortgage needed to purchase the home would be €337,500. For more information on the Help to Buy scheme, check out Glenveagh’s site.

The First Home scheme can bridge any difference between the deposit and the mortgage up to the value of 20% of the property price (when used in conjunction with the Help to Buy scheme).

Under the current central bank rules, mortgages can account for up to four times the gross salary of applicants. For a mortgage applicant(s) with a salary of €70,000, that equals €280,000. If we combine the deposit and the maximum approved mortgage, this still leaves us with a shortfall of €57,500 compared to the purchase price.

This is where the First Home Scheme comes in, by providing that €57,500 in return for a 15.3% equity share in the property.

With the First Home scheme, there is no charge for the first 5 years, and a maintenance charge is applied after that. For more information, check out Glenveagh’s site.
