WHEN IT COMES to Beechview in Rathcoole, south Co Dublin, there’s certainly more than meets the eye.
While the main residence is a bright and spacious three-bedroom family home, it’s the other properties included in the sale that are the most noteworthy.
More than just a garage or separate home office, the sale of Beechview includes a recording studio and rehearsal studio where Aslan, The Script, Cliff Richard and even wee Daniel O’Donnell have recorded.
Professional and aspiring musicians alike are sure to appreciate the features of the sound-proofed main studio, which include a large control room, three recording rooms, a temperature-controlled machine room and storage area. It also includes a fitted kitchen and sheltered patio area.
A separate building, the rehearsal room was constructed in 2009 and features a live room, isolation area and kitchen with double doors leading to the driveway for easy loading and unloading of equipment.
Both the rehearsal studio and recording studio have their own bathrooms, power supply and heating systems, meaning they can run separately to the family home.
As for the residence itself, Beechview comes to the market in turn-key condition. Built in 1973 and situated on an elevated site, the property was extended in 2009 to include a light-filled open-plan kitchen and family area, with French doors opening to the south-facing rear garden, which boasts views of Slievethoul Forest.
The L-shaped kitchen features solid oak fitted cupboards and black marble countertops, as well as a centre island. A laundry room and utility room can be accessed from here.
Double glass doors lead from the family area to the lounge, which overlooks the terrace and mature garden. Winding down is easy at Beechview, with underfloor heating, a jacuzzi and a power shower in the bathroom. Two of the three bedrooms boasts tranquil views of the wooded area of Beech Park Golf Club, which is just across the road.
Throughout the property’s one-acre grounds, there’s space for up to 16 cars to park. Rathcoole village is just a five minute drive from Beechview, while commuters can head to the nearby Luas stop in Saggart Village to reach the city centre with ease. If you fancy driving, the journey to the heart of the capital will take about 40 minutes.
