Ahead of the curve: Luxurious south Dublin lodge with fascinating features for €1.4m

Cullenswood Lodge was designed by its architect owner, and built in 1997.

THERE ARE PLENTY of advantages attached to buying a property that wasn’t just architecturally designed, but also lived in by the architect.

For one, you’re more than likely safe in the knowledge that you’ve purchased a comfortable and well-built home. Cullenswood Lodge in Dartry, Dublin 6 is one such house.

On the market for €1,400,000, this three-bed, three-bathroom home is eye-catching to say the least. Built in 1997 yet nodding to the period homes that surround it, the curved walls make it stand out from the crowd.

Inside, the rooms are large and you’ll see this as soon as you set foot through the door. A double height reception hall with a bespoke staircase sets the scene.

Board beech flooring on the ground floor leads to a stand-out curved and carpeted staircase with its slim line spindles that can’t help but draw the eyes upward.

The lounge/dining room is spacious and light-filled thanks to a large picture window at one end. This window soaks up the westerly light, while the porthole window on the other end adds character and even more brightness to the space. The floor is pitch pine that allows for perfect transitioning from dining to sitting area through the use of a large area rug.

The pitch pine flooring continues to the kitchen, which enjoys dual aspect to the outdoors. The kitchen which incorporates this home’s interesting curved wall, is fitted with plenty of wall and floor mounted units, hardwearing granite worktops and a pretty tiled splash back. French doors lead to the south-facing patio area.

Wander up the striking staircase and you’ll be presented with three bedrooms; all with pine floors and one with access to the attic thanks to a pulldown ladder. Prepare for arguments over who might get this room however – a lattice-style sliding door leads to a spacious dressing area for a little luxury. It also enjoys an en suite.

The remaining two bedrooms are both double, though, so space isn’t an issue either way.  They share a bathroom that features another porthole window, painted timber flooring, a hot press and a bidet.

Before you even go inside Cullenswood Lodge, you know you’re in for some luxury. An electric gate lets you in but there is also a separate pedestrian entrance with an intercom that leads to the private garden.

In terms of location, Cullenswood Lodge is adjacent to Ranelagh, Rathmines and Rathgar and just  a stroll to the Luas at Milltown. This might just be dream living for anyone with the budget and south Dublin in their sights.

Cullenswood Lodge, 12 Richmond Avenue South, Dartry, Dublin 6 is on the market for €1,400,000 through Beirne & Wise.
