THIS 139-BEDROOM hotel and convention centre outside Kilkenny is being put on the market for less than half of the money that’s gone into it.
Lyrath Estate Hotel includes a health club, spa and swimming pool with CBRE reportedly seeking offers above €20 million.
An estimated €50 million was spent on developing the property, which also includes a large convention centre that can accommodate up to 1,800 people.
The country house at the heart of the 170-acre estate dates back to the 17th century while the hotel building was purpose-built.
As well as the 139 bedrooms, the hotel building also has restaurants as well as a video game room and a cinema.
Opened in 2006, the hotel is now “highly profitable” according to vendors CBRE who also say that the site offers further potential for development.
The estate is located off the M9 motorway, just over a kilometre outside Kilkenny.
