Construction begins on close to 800 apartments on site of St Vincent's Hospital

Richmond Village will be made up of ten buildings, ranging between two and 13 stories tall.

THE LAND DEVELOPMENT Agency has announced the planned delivery of 779 apartments in Fairview in Dublin 3.

Richmond Village is being constructed on the site of St Vincent’s Hospital in Fairview, just over 2km northwest of the city centre, the LDA said.

Works began this month on the project and the development is due to be fully completed by 2029. It will include “retain outlets and amenities” – while “protecting and enhancing the character of Fairview and the surrounding area”.

Richmond Village will be made up of ten buildings, ranging between two and 13 stories tall.

It will have 18 studio apartments, 375 one-bedroom apartment units, 332 two-bedroom units, and 54 three-bedroom units.

Planning permission was first secured for the project in 2023 by Royalton Developments, a property developer under the umbrella of the Royalton Group, which focuses on developing housing, student accommodation, and hotels in Ireland and the UK.

The LDA has committed to delivering the project in partnership with the developer and Walls Construction, a Dublin-based construction company that has delivered private and student residential accommodation across the city. It has also constructed several Irish hospitals.

Separately to the residential project, a new 51-bed medical facility will be delivered separately by Royalton Developments and Walls for St Vincent’s.

There is a 21-month period for the construction of the medical facility and a 42-month period for the residences, which will be delivered in two phases, the LDA said.

While estimated rents and purchase prices have yet to be disclosed, CEO of the LDA John Coleman said alongside the announcement of the project that by partnering with the developer and builder, “the LDA is ensuring the development of much needed cost rental, affordable purchase and social homes in a part of Dublin that already benefits from a vibrant community and is well-served by existing amenities and facilities.”

Taoiseach Micheál Martin commended the LDA for the partnership to deliver the homes. He described the project as “another significant step forward in the delivery of affordable and social housing”.

Housing Minister James Browne said Government is working to implement a “range of measures” to encourage and facilitate the development of new projects like Richmond Village.

“[The project] will help us reach our target of 300,000 new homes by 2026,” he said.
