IF THE GRANDEUR of a stately home appeals but the heating bills don’t, then Ash Lodge in Co Waterford might pique your interest – that’s if you have €1,300,000 to spare, anyway.

A stone-clad house that was built in 2005, Ash Lodge is a large five-bedroom family home, surrounded by 2.47 acres of lawns and gardens – including a fruit orchard – which contribute to the character of a period property.

The house is approached by electric gates and a gravel avenue, which only adds to the exclusive air of this large home.

Walk into the double height entrance hall and you’re presented with an ash staircase that leads to the first floor. To the right, there’s a guest toilet, to the left a home office/study but wander on and you’ll get a sense of how large this house really is.

The ground floor is also home to no fewer than three lounges, a dining room, a large kitchen with another adjoining lounge, a separate utility room and a bedroom with an en suite bathroom.

This is certainly a house made for entertaining and there’s plenty of choice when it comes to deciding where to reside with a drink while taking in the views.

The bar and lounge area has French doors that open out onto the terrace. The living room benefits from a dual aspect and also leads to this beautifully maintained outdoor area.

From the oak units to the modern dual electric/oil fired AGA, the kitchen is in super condition with everything needed to be a great host. The kitchen island incorporates a good-looking Belfast sink and walnut worktops, too.

Yet another dual aspect sitting room is located off the kitchen, where there’s an open fireplace and French doors to the terrace.

On the first floor, there’s a mezzanine that overlooks the entrance hall below and then leads to four more spacious bedrooms. The main bedroom gets lots of light thanks to the dual aspect. There’s also a walk in wardrobe and a large en suite bathroom.

Blowing budgets on essential, but unseen, upgrades can be disheartening but this won’t be the case at Ash Lodge. The house has a B2 BER largely thanks to the uPVC sash double glazed windows and underfloor heating, meaning any upgrades you do can be purely cosmetic.

And if safety in a remote setting is a concern, you don’t have to shop around for a new security set-up. A modern system is already installed and complete with external cameras.

Ideal for extra accommodation or a home office, even the detached two-storey double garage is insulated and finished to first fix level.

In terms of location, Ash Lodge offers seclusion without complete isolation. Waterford City and Dunmore East are just 9km away – no doubt house guests will want to visit from far and wide to experience this luxurious and tranquil spot first-hand.
