BEING WALKNG DISTANCE from a large town or city has ample advantages in this day and age, be it more exercise, less use of the car or general handiness. And although, on first look, Chatsfort House in Co Waterford looks like it sits in a location that’s heavily dependent on a car, this couldn’t be further from the truth.
This stately home, that was built in 1828, is actually walking distance from Waterford City. So, for discerning buyers in the sunny south east, with a budget of around €1,350,000, there’s no doubt that this beautiful pile will be considered.
A six-bed home that spans 422 m² and three floors, Chatsfort has maintained much of its original features throughout – from the high ceilings to the Adams fireplaces.
The house sits on an elevated three acre site with woodland close by and great views of the river Suir.
The ground floor is a collection of elegant and comfortable rooms including a drawing room and dining room with bay window to the front. There’s also a study and toilet close by. To the back of the hall sits the kitchen and a pantry as well as a utility room.
For anyone working from home, there’s a more formal office to the back of the house that has a large fitted safe, shelving units and a desk.
The main bedroom is located on the first floor and comes complete with installed wardrobes and and en suite with double sinks.
But, the added bonus to this house is that every single one of the five bedrooms has an en suite bathroom. Varying in size, some of built-in wardrobes while others may need adding.
The most unique and luxurious feature of this home is undoubtedly the full equipped spa. It’s tiled throughout and includes a large hot tub, a sauna and a steam room. Double doors from here lead directly to the garden.
Entering through electric gates that open onto a driveway, the house has a lawn to the front and lots of mature plants and trees surrounding. There’s another lawn along the side along with a patio area that look out to woodland. The grounds are also home to a timber garage, a courtyard with fuel store and tool shed and then a boiler shed close by. You couldn’t be more private in such an urban area.
If you love the location but don’t want to commit to a large house, there is an option to buy a one acre site separate from the house and remaining two acres.
Not much beats country living with no lengthy commute. Chatsfort is on the Dunmore Road in Newtown, so everything Waterford city has to offer is just a walk away.
Chatsfort, Newtown, Waterford City, Co Waterford is on the market for €1,350,000 through REA O’Shea/O’Toole.
