GETTING TO GRIPS with a fast-changing property market is tricky, but we’re here to make things simpler.
Each week, we’ll handpick a number of homes within a similar budget, to give you a snapshot of the property landscape at a particular price point.
This week, we’re looking at properties around Kilkenny with an asking price of exactly €425,000 – from a five-bed with a pool to a renovated farmhouse.
Located on 0.89 acres of mature gardens just outside Kilmoganny village, this five-bed property offers plenty of appeal. Built in 2006, the accommodation measures 3,455 sq ft over three levels and is designed to enjoy countryside views from all reception rooms and two of the bedrooms.
The interior is warm and welcoming, with features including open fireplaces, wooden floors and a walk-in wardrobe in the master bedroom. Outside, the garden is south-west facing and boasts a lawn, kids’ play area and a raised pool surrounded by decking. Kilkenny city is a 25-minute drive away.
Set on a 0.4 acre manicured site, this four-bed property is instantly appealing. It has been completely refurbished and extended to 2,798 sq ft, while there’s also a large double log cabin which would easily function as a gym or home office.
The rear aspect of the accommodation is south-facing, allowing for a bright and light-filled kitchen, dining room and lounge. Each of the four bedrooms are spacious, with three of them benefitting from en suite bathrooms. There’s a large sandstone patio for dining al fresco, while mature trees add a sense of privacy.
Dating back to 1777, Coppenagh Farmhouse is a one-of-a-kind property. The residence has been beautifully restored and renovated by the current owner, making for a charming and inviting place to call ‘home’.
Coppenagh Farmhouse is located on 2.71 acres of gardens and paddocks, and includes two derelict outbuildings with power and plumbing. Another outbuilding was restored but not roofed, and now acts as a private courtyard garden.
A four-bed detached property overlooking a green area, 11 Hazelbrook is an ideal family home. The ground floor comprises a large living room to the front, an open-plan kitchen and dining area, and a bright sunroom.
The four bedrooms are on the first floor, with wall-to-wall fitted wardrobes and an en suite bathroom in the master bedroom. To the rear, the garden is divided between lawn and patio. There are a number of schools and sports clubs within walking distance or a short drive, while Kilkenny city is a 25-minute walk (or five-minute drive) away.
