THE AVERAGE ASKING price of a home in Kilmainham and Islandbridge is now just a shadow under €320,000, according to the latest figures from Daft.ie.
Analysis across all properties advertised in the area between April and June this year puts the average list price at €319,933.
This is well below the average across all Dublin neighbourhoods of around €420,000 – but broadly in line with neighbouring areas of Dublin 8. The average price in Inchicore, just a little further from the city centre, is €297,731. In Rialto and Dolphin’s Barn the equivalent figure is €315,765.
Asking prices in Kilmainham have almost doubled since the recession, having dipped to a low point of €165,366 in 2012.
But they still have a way to go before equalling their Celtic Tiger peak – an average of €418,624 in 2007.
