THE AVERAGE ASKING price of a home in Kimmage is now just under €375,000, according to the latest figures.

Analysis by Daft.ie across all properties advertised in the area in the first three months of 2018 puts the average list price at €374,858.

This is a fair bit below the all-Dublin average of roughly €410,000. It puts Kimmage in the middle ground among its neighbours.

It is well below the average prices in Terenure and Templeogue to the south – €584k and €561k respectively – but significantly above Crumlin and Drimnagh to the north (€299k and 283k).

Having witnessed rapid price increases in recent years, Kimmage saw growth slow down in the last 12 months. Prices increased by only (!) 2.2 per cent between the first quarter of 2017 and the same period this year.

It still has some way to go before reaching its Celtic Tiger peak. Prices hit an average of €490,000 in 2006 – before dropping as far as €223,000 in 2012.
