THE AVERAGE ASKING price of a home in Malahide is now just over €490,000, according to the latest figures.
Analysis by Daft.ie of prices listed across all properties over a three-month period to December 2017 puts the average at €491.037.
This puts Malahide in the top 25% of Dublin neighbourhoods by price. It has the highest average asking price anywhere in north county Dublin.
Across the estuary in Donabate and Portrane, the average property price drops to €324,564.
Asking prices in Malahide, when levelled across all property types, are roughly on a par with Rathmines in Dublin 6 and Monkstown in the south county.
However, prices have risen here much more slowly than in many other areas. Since 2012, when prices were at their lowest level, they have increased by just 35 per cent.
The average increase across the capital is 70 per cent, and several areas have seen increases of more than 100 per cent.
This may suggest that prices in Malahide have been more resilient than in some other areas – that when the market overall suffers, they have seen less significant drops.
