BUILT CIRCA 1840, Rock Lodge is certainly a one-of-a-kind property.
Located in Coolbane, Co Limerick, the five-bed detached house is from the late Georgian/early Victorian era.
It sits on an elevated site of 1.25 acres, and features original castellated walls, plus battlements on either side, making for a show-stopping first impression.
Rock Lodge is a protected structure which has been carefully restored and extended over the years to create a modern, character-filled home of 3,186 sq ft. The interior strikes the perfect balance of contemporary design in the newer areas of the home, with a cosy elegance in the original rooms.
Stepping inside, the beautifully-tiled hallway leads to the main drawing room, complete with two timber sash windows, a gothic arched window and an ornate marble fireplace. From here, there’s the informal living room, which is flooded with natural light thanks to sash windows and a feature archway through to the kitchen.
This double-height space is airy and clean-lined, with white walls and cabinets, a large centre island, built-in storage and room for a sizeable dining table. The most impressive feature, however, are the full width bi-folding doors.
These doors marry the kitchen with the outdoor patio, which is neatly tucked away in a walled courtyard and provides the perfect space to dine and entertain outdoors.
There’s a small archway out here which leads to another private courtyard, complete with an original stone wall boundary and fire pit. A garage of 807 sq ft is out here, and provides the potential to be converted into a home office, gym, den or granny flat.
Also on the ground floor is a sleek guest apartment comprising a neat kitchen and living room, an upstairs bedroom and a shower room with subway and mosaic tiling. Completing the ground floor accommodation is a double bedroom, en suite bathroom and guest bathroom.
Moving up the grand staircase to the first floor, the main bathroom is to the left. With large checkboard tiles, black walls, a standalone bath and a bay window, this is no ordinary family bathroom. There are three spacious double bedrooms on this floor, each with beautiful sash windows, while the master bedroom features its own dressing room and en suite bathroom.
Location-wise, Rock Lodge isn’t far from the Limerick-Clare border. It’s a handy five-minute drive from the property to Castleconnell village, while Limerick city can be reached in 20 minutes.
