IN TERMS OF location, a house in Dublin 6 has always held great appeal. Walking distance to the city centre yet plenty of room to breathe, a sense of community and rows of beautiful red bricks means the leafy areas of Ranelagh, Rathmines and Rathgar can seem to have it all.

Now on the market for €2,250,000, 53 Kenilworth Square South in Rathgar has maintained all of the classic features you would expect from a double fronted Victorian home, from the ceiling cornices, centre roses and marble mantlepieces to the sash windows and timber doors. It sits on a row of similar style detached properties that have granite steps leading to the front door.

The well-lit hallway with its striking red wallpaper and teal stair runner sets the tone for the rest of the house’s interior. A mix of classic and modern touches, each floor has an unpredictable style and personality set against the original Victorian features that are, thankfully, in great condition.

The first lounge, to the left of this hallway, is home to a marble mantlepiece that certainly anchors this large room. From here, you walk through a stained glass door to reach the bright study with wood flooring and two Velux windows.

The dining room, just across the hall, also has a marble mantlepiece, high ceilings and a large sash window, ensuring great flow from room to room. There is also another, more casual lounge on this floor.

The spaces become a bit more modern in style as you reach the ground or garden level of the house. The kitchen has all of the mod cons needed for a busy family, there’s lots of recessed lighting, which is essential for this lower level, although with direct access to the garden through French doors, from the dining space as well as the lounge, there is also a lot of natural light.

Along with a utility room and this third lounge, one of the five bedrooms also resides on this floor making it ideal for guests or those who don’t like the stairs.

The top floor is home to four generously-sized bedrooms that all have charming ceiling cornices and two bathrooms to share between them. The fifth bedroom, on the ground floor, has its own shower room meaning whoever has it won’t need to traipse upstairs.

Two sets of French doors, one from the dining space off the kitchen and another from the lounge, lead to the large back garden. This outdoors space benefits from two side entrances and can access Garville Lane.

Dublin 6 has long been a popular part of Dublin city for house hunters of all kinds, as well as well-known historical figures. History and science buffs may be familiar with the name Ludwig Hopf. The German theoretical physicist is known for his early work alongside Albert Einstein and, later in life, was a professor of mathematics at Trinity College. Hopf lived a few doors down in number 65 and once described where he was living as a “very beautiful, very famous and very expensive corner of Europe”.

Whoever ends up buying number 53 may well think the same.

53 Kenilworth Square South, Rathgar, Dublin 6 is on the market for €2,250,000 through Mullery O’Gara.
