BUYING ANY HOME takes a certain amount of upkeep, but it’s fair to say when a home has a floor area of 857 m² and sits on 12 acres, it’s a different story entirely.

Moyaliffe House is a stunning, listed Georgian home in the Tipperary countryside that has 32 rooms. Dating to 1810, the house is in great nick and has seen extensive updating over the years, while keeping original features intact.

Close to the banks of the River Clodagh and surrounded by lush, green grounds that are full of life, the house is perfectly orientated to get the best natural light inside. From the entrance hall, there’s a morning room to the left that links to a formal drawing room. On the other side is the dining room, a study and then a playroom.

The inner hallway brings you to the large and luxurious kitchen, the home gym and even a music room. A wine cellar and a laundry room complete the used spaces, while a number of storage rooms sit to the back of the house.

The kitchen has double doors that step out to the sheltered courtyard that’s ideal for outdoor dining.

No doubt, whoever buys Moyaliffe will have a list of friends who want to visit – and even though, there’s more than enough space in the main house, there is also a one-bedroom guest apartment that has its own kitchen and living room.

Aside from the seven bedrooms, the rooms on the next level don’t just include what you’d find in a normal family home. Words like ‘library’, ‘gun room’ and ‘smoking room’ may see everyday uses for anyone who buys this historic home.

Three of the bedrooms have en suite bathrooms while the library has its own balcony that looks out to the river.

In terms of hobbies, there is an outdoor tennis court and a two-acre walled garden that’s home to an orchard and vegetable and herb gardens along with a newly-built glass house and potting shed. The grounds are also home to a stable yard and a coach house that are prime for conversion for anyone interested in taking on a renovation project.

Walk around the grounds of Moyaliffe and you might spot red squirrels, otters, pine martens, foxes and hares. And that’s before you get to the bird life that warrants visits from a number of bird watching clubs.

For keen fishers, the Clodagh River has salmon and trout fishing while the land around lends itself to walking, hiking, horse riding and other country pursuits.

When you’ve had enough of the outdoors, it’s good to have Limerick within an hour away. A technological hub, that’s also home to a university, it’s a bustling city with a lot more to do.

This sprawling estate sits 12km from the town of Thurles and 18km from Cashel. For regular commuters the M8 is about 16 km away if Dublin or Cork ever call.

A labour of love, indeed, but possibly worth it to live in one of the most picturesque locations in the country and have plenty to do to boot.

Moyaliffe House, Ballycahill, Thurles, Co Tipperary is on the market for €1,850,000 through Sherry FitzGerald Country Homes, Farms & Estates.
