LOOKING OUT ACROSS the Ilen river estuary and surrounded by water on three sides, The Grain Store is a property unlike any other.

Originally built in the 19th century to store grain for export during the Napoleonic Wars, the property was transformed into a modern, luxury residence in the early 2000s.

It sits on the island of Ringarogy, connected to the mainland year-round by a causeway and giving residents access to Baltimore and beyond. The Grain Store sits right on the mouth of the Ilen as it enters Roaring Water Bay.

The five-bedroom property is approached via a private driveway and is surrounded by the river on three sides, as well as five acres of mature land.

The Grain Store features façade of local stone cladding and Welsh Bangor Blue slate, with a large parking area and triple door garage to the front. Moving inside, the double-height entrance hall features an Italian sandstone floor and concrete staircase with a steel and glass balustrade.

Views of the river can be enjoyed from nearly every room in the 6,000 sq ft property.

There are multiple places to unwind or entertain at the property, with a TV room, dining room and a sun room. The sun room boasts spectacular views from almost every angle thanks to multiple picture windows, while there’s access from here to the wraparound terrace.

If you’re a fan of the stylish interior, you’re in luck: the home is being sold fully furnished.

In the dining room, there’s space to seat 10 guests, while the kitchen is designed to cater for large dinner parties. There’s ample storage space, and the lava stone work surfaces and a centre island will make meal prep simple.

High-quality appliances in the kitchen include a Miele coffee maker, twin dishwasher, a Gaggenau steam oven and warming drawers, plus two wine fridges. A cloak room, study, utility room and guest bathroom complete the ground floor accommodation.

Upstairs, there are five large bedrooms and en-suite bathrooms. The master suite boasts wall-to-ceiling windows overlooking Roaring Water Bay, a double shower and his ‘n’ hers dressing rooms.

One of the bedrooms is currently being used as a gym, with walnut flooring and outside access to a mezzanine seating area. There’s also a wet room and sauna.

Outside, The Grain Store enjoys private access to the shorefront and a temporary pontoon bridge, meaning keen sailors can access Baltimore Harbour and the waters of Roaring Water Bay with ease.
