THE SHEER SIZE of this home is clear as soon as you approach the electric gates and wander up the driveway.
A six-bed with eight bathrooms, Belarmine House spans an impressive 390 m² and is artfully placed in the Limerick countryside, yet it’s close to the city. The house sits atop an elevated site that offers panoramic views and looks down to Mulkear River.
One of the stand-out features has to be the timber deck at the back of the house. It’s spans the width of this home, so many of the rooms open out onto it. If you’re someone who likes to entertain, spend time outdoors or have very active family members, it’s sure to suit.
Built in 2006, it’ll come as no surprise that the rooms are large and bright, consisting of a roomy solid oak kitchen with a casual dining space. With black granite counter tops and loads of storage it’s a dream space for anyone who loves cooking.
And while the new owners may want to update the decor, that’s all they might have to spend on. The home has an energy rating of B2, so it’ll be cosy from the word go.
The next owners of Belarmine House will have not one, but three living rooms to relax in. Each one is anchored by a fireplace. One of these social spaces has steps that lead down to a separate dining room, so there are ample options when it comes to entertaining indoors as well as in the open air.
And if work calls, there’s a study to the front of the house. One of the six bedrooms lives downstairs and it has its own en suite bathroom. And as if that’s not enough space, a playroom, utility room and downstairs toilet complete the ground floor.
Five more bedrooms, including the main bedroom, which spans 24 m², reside on the upper floor. It has a walk-in wardrobe and an en suite bathroom. But, actually every bedroom has its own bathroom and some make the most of the house’s scenic location.
As well as the aforementioned decking, there are also gardens to enjoy and maintain as well as lawns for the kids to kick a ball about and the dog to run. There are two garden sheds on site – one is made from timber and one is made from steel providing ample storage space for sporting paraphernalia.
A mix of town and country living, Belarmine offers all the highlights of rural living with the added bonus of Limerick city being a short drive away.
