4 of a kind: Family homes with beautiful attic conversions for extra space

From a five-bed in Mount Merrion to a three-bed in Wexford town.

WITH THE OPTION to be used as a bedroom, home office or den, among other things, attic conversions make great use of extra space.

This week, we’re looking at homes around the country that feature completed attic conversions – from a five-bed in Mount Merrion to a three-bed in Wexford town.

Mount Merrion, south Dublin – €1,595,000

A detached five-bed, 7 Mather Road North has been extended and renovated over the years. The interior is light-filled and well-proportioned throughout its 3,024 sq ft, which is made clear from the moment you step through the front door. The L-shaped kitchen is fitted with cream units and boasts an abundance of storage and space for a large dining table, while the living room runs the depth of the house.

A standout feature of the property, dual staircases lead from the first floor to the converted attic. On one side, there’s a large double bedroom with timber ceiling panels and Velux windows, while on the other size there are two attic rooms with dormer windows. There’s a great selection of primary and secondary schools close by, while UCD is a 20-minute walk away.

Foxrock, Dublin 18 – €795,000

Positioned on an elevated site, 116 Foxrock Avenue is a four-bedroom property with an eye-catching interior. The accommodation, which spans 2,411 sq ft, benefits from a bright and spacious layout throughout the ground floor, including a large hallway, a family room, a living room and an open-plan kitchen and dining room. The latter is a modern space with two sets of doors to the rear garden, plus access to the family room.

Upstairs, there are four large bedrooms and a family bathroom, while the master bedroom boasts a walk-in wardrobe and en suite bathroom. The fifth bedroom enjoys a sense of privacy in the attic, with another walk-in wardrobe and en suite bathroom here. Outside, there’s parking for a number of cars to the front, while the rear garden features a raised decking area and private lawn surrounded by mature trees and shrubs.

Wexford town – €375,000

A three-bed property, 2 Rose Terrace is packed with charm and character. It dates back to the 19th century and still enjoys many of its original features, including wide timber floors, stained glass windows and ornate coving, while recent additions include double-glazed hardwood windows and modern bathroom fittings.

On the ground floor, there’s a cosy living room to the front, and an open plan living, kitchen and dining room to the rear. A glass door opens to the private rear garden. The second floor is split into two levels, while there’s a home office with built-in storage in the attic. Located in the heart of Wexford town, the property’s new owners will be within easy access of whatever they need.

Monaleen, Co Limerick – €330,000

Built in 2016, 158 Kylemore is a five-bed property which comes to the market in turn-key condition. It features a clean, modern interior with neutral finishes throughout, including cream tiles throughout the ground floor, white cabinets in the kitchen and cream carpets on the stairs and landing. On the first floor, there are three double bedrooms with fitted wardrobes and laminate flooring, and a single bedroom.

Moving to the attic, this space has been converted by the current owners into a bright and spacious bedroom with Velux windows. Outside, the rear garden is south west-facing and features a patio and lawn area. There are a number of shops, schools and sports clubs close by, while Limerick city is a 15-minute drive away.
