The group has a planning team that are experts in national and regional policy to guide potential partners through the development of their land.

For each site, the Glenveagh team creates a customised plan for the land holding to maximise the value for the landowner. The group can also work on rezoning land that was designated for agriculture by applying to the local authority to get the land zoned into residential.

The work carried out by Glenveagh follows the group’s core values, which revolve around collaborative projects that benefit all stakeholders and help new communities get built. In 2021, the group launched the land partnerships model and enjoyed success in the tendering process, which will result in the development of over 2,050 residential units in the future.

Glenveagh follows a five-step process to help landowners realise the potential of their land:

Step One – Get In Touch

To begin the land partnership process, Glenveagh encourages landowners to reach out to the group if they have an interest in building residential development on their land. Glenveagh is interested in acquiring land across Ireland and is open to hearing from anyone in possession of land, including farmers. The group is happy to field all levels of inquiries, thanks to their helpful and friendly land partnership support team.

Step Two – Meet Landowner

After the initial contact, Glenveagh reviews the opportunity and reaches out to the landowner to arrange a meeting. In the meeting, the development group and the landowner sit down to discuss the potential of the land and respond to any questions that may arise about the opportunity.

Step Three – Due Diligence

Next, the developers begin learning more about the land and discover the suitability of what is offered. This includes carrying out detailed work exploring planning, engineering, services, and capacity. The Glenveagh team are experts in the construction of new homes and can find out all the information they need to move the project forward with the minimum of fuss.

Step Four – Agreeing Terms

Upon completion of due diligence, Glenveagh presents its plan for the development and works with the landowner to include their input on the proposal. The collaborative nature of the process ensures that the long-term realisation of the idea reflects the wishes of both sides.

Step Five – Implement Plan

Lastly, once planning and zoning approvals have been met, the Glenveagh team will  close the land with the landowner and begin the development of new residential accommodation on the land.

Sustainability

One of the many benefits of partnering with Glenveagh is the importance the group places on sustainability, in terms of both the environment and ensuring the local community is developed sustainably, thanks to its community engagement team. 100% of the group’s sites were assessed for biodiversity risks before commencing construction, as the group looks to seamlessly integrate new developments within their surroundings.

Within the homes built by the developer, 94% of them have incorporated renewable energy systems – the benefits of which are becoming more and more crucial as we all look to incorporate more sustainable actions in our daily lives. Even more timely are the energy ratings of the Glenveagh developments, as 82% of the total homes in the group’s portfolio come with a BER of A2, with the remaining 18% designated as A3-rated homes.

Landowner Joe Gormley, who developed a partnership with Glenveagh, spoke of his own experience of the group developing sustainable communities, saying, “They kept me informed of any changes that were going through or anything that might affect the interest I had in the land. They were very straightforward in what they were planning to do.”

Gormley added, “If you’re in a community and want to be responsible for what happens on your land, you want to make sure whoever you bring on board will deliver what they say they’ll deliver. Glenveagh will do that.”
