This calculation takes into account the applicants maximum mortgage capacity and the minimum price set for the home by Fingal County Council.

This will be considered as the purchase price of the affordable home, which is equal to the mortgage AIP, plus a 10% deposit of €35,556, as required for first-time buyers.

The Local Authority Affordable Purchase Scheme can be used in conjunction with the Help to Buy Scheme, which means that eligible applicants can get up to €30,000 towards their deposit. In the example mentioned above, this means that the cash deposit needed is only €5,556. 

The Local Authority will then make up the difference between the purchase price of the affordable home and the market value of the property. This means that Fingal County Council can contribute €54,444 in return for a 13.27% equity share in the property.
