Athlone is the location for several industries and business parks around the town. The town has easy access to the picturesque Lough Ree with its wide range of watersports and boat tours. Athlone Town Centre is the largest shopping centre in the midlands with over 60 shops.

The local area is full of amenities, such as an excellent selection of sports clubs, as well as a large number of bars and restaurants. Sean’s bar, the oldest bar in the world, is located right in the centre of Athlone, only ten minutes from Gracefields @ Drumaconn.

As previously mentioned, its location in Athlone means easy access to the M6 motorway that links Dublin and Galway and the community itself is well-serviced by excellent transport routes thanks to its location just off the N55. If you’d rather leave the car at home, Athlone train station boasts strong links across Ireland.

Gracefields @ Drumaconn is perfectly suited for first time buyers as it qualifies for both the First Home Scheme and the Help-To-Buy Scheme

Let’s take a two-bed property in Gracefields @ Drumaconn (be sure to take a virtual tour of the community here) as an example of how you can avail of both schemes together. The home purchase price is €310,000 and first time buyers are required to have a deposit of 10% of the property value.

With the Help to Buy scheme, you can get a maximum of €30,000 towards your deposit, meaning the remaining deposit needed is €1,000. This means the mortgage needed to purchase the home would be €279,000 (less Help-to-Buy and deposit). For more information on the Help to Buy scheme, check out Glenveagh’s site.

Under the current central bank rules, mortgages can account for up to four times the combined salary of applicant(s). The First Home scheme can bridge any difference between the deposit and mortgage to the value of 20% when used in conjunction with the Help-to-Buy scheme.

For example, a mortgage applicant(s) salary of €65,000 gives you a max mortgage of €260,000 from the required amount of €279,000 from the above example. The difference of €19,000 can be bridged using the First Home Scheme.
