IN THE SMALL streets between the gates of Herbert Park and Donnybrook proper sit a range of period homes, from large family houses with bay windows and arched doorways to more compact cottages.
Number 60 Pembroke Park is in the latter category, but the space inside has been so creatively used that you’ll feel like you’re in a much bigger home. An attic renovation and rear extension mean the cottage now has one bedroom downstairs and a second bedroom or potential study upstairs.
Elsewhere on the ground floor you’ll find an open plan living and dining room with a gas fire, and a fitted kitchen. Plenty of light floods into the living area thanks to the ceiling glazing, which catch the sun from the attic’s Velux windows.
The kitchen is small, but has fitted units and comes equipped with a mix of Bosch and Neff appliances, so you’ll have no problem cooking up big meals.
The cottage has hardwood flooring throughout, plus exposed ceiling beams and a sash window in the kitchen.
Outside, a paved patio area runs parallel to the rear extension, with plenty of space for al fresco dining or small summer gatherings.
Along with the nearly park, you’ll have plenty of shops, bars, cafes and sports clubs to hand in Donnybrook, and regular bus or DART access to the city centre.
60 Pembroke Cottages is on sale for €495,000 with Felicity Fox via Daft.ie.
