Maple Woods is located just off the N25 and close to the M8, which links Cork to other major counties. Cork train station is also just a short drive, allowing commuters to sit back and enjoy the scenic countryside on services to Waterford, Wexford and Dublin.

But there’s no reason to leave Midleton as it has long been renowned for fine food and drink. Award-winning restaurants, intimate cafes, quaint old pubs and modern lounge bars provide a choice to suit all tastes meaning everything you need is on your doorstep. It’s also a great base to take in some of east Cork’s many pleasant beaches, with excellent shore and lake fishing.

Maple Woods is perfectly suited for first-time buyers as it qualifies for both the First Home Scheme and the Help to Buy Scheme.

The Hazel 3 - MW Maple Woods homes are all tastefully designed and decorated.

Let’s take a three-bed property in Maple Woods (be sure to take a virtual tour here) as an example of how you can avail of both schemes together.

The home purchase price is €310,000 and first-time buyers are required to have a deposit of at least 10% (€31,000) of the property value.

With the Help to Buy scheme, you can get a maximum of €30,000 towards your deposit, meaning the remaining deposit needed is €1,000.

This means the mortgage needed to purchase the home would be €279,000 (less Help to Buy and deposit). For more information on the Help to Buy scheme, check out Glenveagh’s site.

Under the current central bank rules, mortgages can account for up to four times the salary of applicant(s). The First Home scheme can bridge any difference between the deposit and mortgage to the value of 20% when used in conjunction with the Help to Buy scheme.

For example, a single/combined applicant’s salary of €65,000 gives you a max mortgage of €260,000 from the required amount of €279,000 from the above example. The difference of €19,000 can be bridged using the First Home Scheme.

With the First Home scheme, there is no charge for the first 5 years, and a service charge is applied after that. For more information, check out Glenveagh’s site.
