A vendor and an agent reveal how Offers by Daft made the house-selling process easier.

But it’s not just the buyer who has to dedicate their time to it. Estate agents, as well as vendors, can feel the effects of having a house on the market.

Offers by Daft is a new platform that lets the buyer place and track offers on properties that appear directly on the listing. This creates a fair and transparent process, so the potential buyer can see who they are making offers against, and the vendor, as well as the estate agent, can see the offers come in – all in real time.

With experience of a similar process abroad, the vendor of this property in Co Cork knew what to expect when she saw Rose Property Services used the Offers by Daft platform. “We were thinking of buying a property in Sweden and online bidders seems a lot more common there. I was pleasantly surprised when I saw it here.”
Of course, anything that saves time and avoids a pinging phone every two minutes is bound to be met with positivity – particularly for a busy estate agent. For Mark Rose of Rose Property Services, Offers by Daft has been a game changer. “As the agency owner, I’m paying for any manual tasks in the office. 10 Seaview is a stone’s throw from the strand in Rostellan, a pretty village that’s about a 15 minute drive from the larger town of Midleton. This two-bed terraced home went on the market with an asking price of €179,000 and sold for €205,000.

The vendor, who is originally from Galway, bought the house in 2008. Life got in the way and she never ended up living here, however. “I’ve been an accidental landlord for the last ten years,” she says. “Luckily, I didn’t have to evict anyone,” she continues, saying she could put 10 Seaview on the market because the tenants emigrated.

Stats show that enabling Offers by Daft gets a property seven times more views, so deals are guaranteed to close faster. But as well as that, a fully compliant audit trail generates in an instant leaving a lot less admin for the agent to do.

And seeing as Offers by Daft requires anyone making offers to supply ID along with proof of funds, Mark Rose felt particularly supported at this step. “Daft have it in writing that potential buyers need to provide photo identification and proof of funds before making an offer. That was really good. I think buyers can be a bit sceptical about what we are asking them for, so it’s good to have Daft back us up.”

“I’d much prefer if I was able to see the offers online,” says the vendor who is starting her house-hunting journey once again. “I think anything that gives us all more transparency with this whole process is really great,” she says.
